Overview

Plot 18 was one of the first sites to be delivered in the heart of the Aylesbury Estate. The 1.01ha site provides 122 new homes, a community facility, library, commercial space, health centre and an early years facility.

Successful Value Engineering

The site consists of two subplots 18a and 18b: Subplot 18a accommodates 122 new homes above first floor level with a community facility, including a library, and commercial space at street level; Subplot 18b rises to four storeys over a full basement, and accommodates a Health Centre with an Early Years Facility on the top floor. Tullys has successfully taken the Stage 3 design prepared by others and value engineered the structure to provide meaningful savings in the reinforcement quantities and through rationalisation of columns sizes. In addition, we redesigned the basement slab to the Heath Centre by substituting a raft foundation for the previous piled solution, working closely with a specialist geotechnical engineer.
