Overview

Chobham Farm Zone 2, Newham, forms the central part of the Chobham Farm Masterplan area in the London Borough of Newham. The site is dominated by railways – both past and present.

Modern Methods of Construction

The scheme has delivered 154 residential units across two blocks. The larger block rises to 7 storeys in height and adopted a traditional reinforced concrete frame to 1st floor, with light gauge steel framing above. This block contains undercroft car parking below a podium deck and the residential floors above. The second block rises to 4 storeys in height and adopts a light gauge steel framing throughout. The choice of a MMC on the scheme has been driven by a desire for quick construction and off-site manufacture to assist with site logistics and limit the potential for waste. The lighter construction provided economies within the concrete podium deck and foundations. The scheme required detailed approvals with Network Rail and HS1 and Tullys took on a leading role in the negotiations with both parties.
