Martlet Manor is a 72-bedroom care home, which includes resident lounges, a bespoke cinema room, dining areas along with a hair & beauty salon and is set within accessible landscaped gardens.

Challenging Site Levels

The site falls 8m from front to back and due to local spring activity experiences high ground water levels. Cognisant of accessibility and maximising space utilisation, Tullys worked closely with specialists to raise ground levels through incorporation of retaining structures, whilst incorporating attenuation and SuDS features into these infill works. To accommodate the greatest number of care units, a partial basement also features which accommodates the kitchen and plant spaces. Whilst all the ground level foul runs via gravity, basement services run into a foul water pumping station 3.5m below basement level. Due to varied site conditions, existing obstructions and made ground, a piled ground beam solution was utilised with load bearing masonry and precast concrete superstructure.
