Located on the site of the former Royal Arsenal Cooperative Department Store this project involved the creation of a new 96-bedroom hotel and 41 residential units above new retail space, along with the façade retention of the store entrance.
Working in close collaboration with Barrowfen Properties and Chetwood Architects, Tullys assisted with the engineering challenges of the scheme as it progressed through the planning stages, construction and handover. Key aspects of the project included an assessment of the new foundations on the adjacent Northern Line and the future Crossrail 2 tunnels which will run directly under the site. All of which required detailed discussions and ground movement analyses to be submitted to TfL and Crossrail. Tullys was also heavily involved with the conservation, repair strategy and the sequence of construction through demolition and new construction to ensure the successful retention of the existing facade.
